Future St Raphael’s Estate Design Proposals

We recently held a pop-up exhibition to speak to residents about the designs proposals for St Raphael’s Estate. This included updates on the following project phases –

• Phase 1 –
This includes new buildings with approximately 200 new homes and landscape improvements to Brent River Park.

After the planning application is submitted, in Winter 2022/2023, all of the documents will be available to the public on the planning portal. All properties within 100 metres of the site will also be sent notifications by Brent Council, inviting comments and feedback. You can provide your comments to the Planners before Councillors make a decision on the planning application. The formal consultation process on the planning application normally lasts 21 days. The determination period to get consent will likely extend until Spring 2023.

• Phases 2 and 3 – This includes estate-wide improvements, including estate outdoor spaces and streets to help create a safe and welcoming environment. As part of these phases, there will also be new, infill buildings with a total of approximately 200 new homes.

The project team are also developing design proposals for a new community hub with associated public realm improvements. Please click on the above button to view the latest design information boards.

This group is made up of residents and local stakeholders and will meet regularly with Karakusevic Carson Architects, LB Brent and Network Homes. Future St Raphael’s Estate Design Consultation Now Live!

Following the Future St Raphael’s Estate materials workshop and exhibition held in the Spring this year, the team have now launched the next public consultation for project. As part of this consultation, the team are sharing updates on the following project phases -


• Phase 1 –

This includes new buildings with 200 new and affordable homes and landscape improvements to Brent River Park.

Phases 2 and 3 –

This includes estate-wide improvements, including estate outdoor spaces and streets to help create a safe and welcoming environment. As part of these phases, there will also be new, infill buildings with a total of 200 new affordable homes.
